My Father is law passed away last year after a short battle with Cancer.
When he was diagnosed my wife returned to Thailand to spend time with him before his passing and to try to make arrangements.
One big issue she faced was her Mum refused to talk about doing practical things like transferring land and vehicles into other family members names to the point she lied about the amount of land that was in the her husbands (father's) name.
My wife is returning to Thailand soon and her brother has asked her to help get everything transferred when she is back home.
As per usual none of the family have any clue what, who, where to do this. Anyone been through this process and know if it's straight forward or will involve lots of 'shag and hassle'??
Main items are several plots of Chanote land, a car (truck), Samlor (no licence plate so not sure anything needs doing) and 2 motor cys that are probably years overdue for tax and insurance!

In the past whenever we have been buying, selling or transferring land we have always used Deaun at ISAN REAL ESTATE Co Ltd for all our conveyancing needs, super professional service she always got the job despite any problems arising including during the covid pandemic.
Im no expert but one issue you may come up against is the transfers are after death so extra documentation will be needed.

When my FiL was on his cancer deathbed, the Udon amphurs office insisted he needed to personally attend to sign stuff away to family. This despite him being very sick, incontinent and out of his tree on pain killers. It was decided to let human dignity prevail and he passed away owning the lot.
When things were getting back to normal after covid, the family decided it was time to sort it all out as previously, the land had been informally divided between the four surviving siblings. This needed to be scheduled when one of my BiL was home from work in Turkey for Songkran. When he wasn't inside a bottle of laokhao, the government offices were closed so it took a couple of his visits to herd those cats. Another year was lost when his April break coincided with his wedding up in Nongkhai! He was happy to sign over his part of the plot as he had his new place in NK and the other BiL also signed over his corner as he has his own house north of the city.
I will check with Mrs tam on what this all entailed as there have been frequent visits with a lawyer over the past 10 months so I assume all sorts of affidavits and power of attorney needed to he set up and accepted by the land office.
I think they plot has been legally divided up between MiL, SiL and Mrs tam and Yai now has a Will for when she checks-out. The back part of the plot, with two constructions on it is now on its own title and they have their own utility bills now but that itself took a couple of months getting the legal formalities in the right order.

The land transport office may need a power of attorney from a lawyer to officially transfer ownership, but if your locals are like mine, there's no need "between kin" (until someone has a decent prang and owner operatorship reverts to the dead guy).
Land is a ball ache. Trying to get all the requisite bits of paper and signatures takes a lot of effort. It's a bit of a bugger though when, armed with all that's needed, the amphur office is swamped after the 4-day weekend (Wednesday), has a day-long power outage (Thursday), and the man with the pen takes a day off (Friday).
Looking forward to Monday (again).

Finally got the various government office ducks in a row and completed all the transactions and transfers. It's been a 10-month sojourn where the lawyer cost an agreeable 8000 baht, a bargain compared with the ~12000 baht in emoluments and incentives to simply get things done.
You wouldn't believe the amount of government officers who are happy for you to visit them at home when you need their signature on something. So incredibly helpful.

Wife just arrived Monday. She's busy getting her stuff done first: new passport, driving licence, health check, teeth, etc, etc before starting on the outlaws bull nonsense next week!!
