For those less familiar with downtown, COMMERCIAL land prices in Bandung, what's the going market rate? Not the ridiculous low-ball price please.

Bandung surely has some local professional Thai property agents who could give comparable values, including other asking as well as recent sales prices. Land on the main highway obviously much more valuable than rice fields a bit off the beaten track. My wife's family owns a business in Bandung so I have some vague familiarity with the lay of the land there.

I peruse Isan Real Estate for Udon Thani city as well as Nong Han. Their listings are informative, though honestly a drop in the bucket compared to what is on the market. While they don't seem to have listings in Bandung, a consultation with Ernie might help understand what land values are in Bandung, both on the main road as well as off.

Seems to me it's the Bkk people buying up Isan land, has anyone noticed all the works around Non Khai connecting Thailand with Lao and China? Prices will only go up. Since covid hit Aus has gone up over 25%, Thailand isn't going down.

Not Bandung - which is in Indonesia.

So did we settle on a price for this piece of Ban Dung (well on the outskirts) land?

I could be in the market for a plot for a future house build somewhere between Ban Dung and Nong Han (the Nong Han nearest to Udon and not the Nong Han near to Chiang Mai, just in case of confusion).

Size between 2 to 4 rai near a decent road and within stumbling distance of a Lao Khao shop

On a side note, @deankham, if you stumble towards Lao Kao I would sit with you sideways on a stool sir. You're never too drunk if you can lay on the floor without having to hold on
