The communal fee can be paid in 3 monthly blocks at 2,400 baht every 3 months or at 9,120 baht if you pay 12 months at month (this includes a discount for paying at one time).

This covers all communal areas maintenance, 24/7 security, trash bin collection 2 x per week.
Pool & Gym is charged at 40 baht per day for adults and 30 baht for kids.

Transfer costs is based on the land value as I understand. Will have to take some advice on likely cost

thanks for the floorplan, which I found already at the Sittarom pages. But your copy and the original plan as well are of poor quality thus difficult to read, actually indecipherable for me (me too old? Bad glasses?)

Maybe you have better/meaningful plans or a table with sizes/dimensions.

This is the final price and far cheaper than other homes in Sittarom. A true bargain based on it's location and level of maintenance. Buyer to pay transfer fees.

Just a random thought that popped into my head. I'd be open to swapping the house for a condo + cash or just a condo of same value.

I.e would swap for a condo valued at 2.4m or swap for a 1.2m condo plus another 1.2m cash or even 2 x 1.2m condo.

1.2m seems to be the going rate for the 1 bed units at Lumpini or the biggest 2 bed one is around 2.4mso could work. Also open to the Base and the other decent condo (forget its name, but opposite the original Vietnamese restaurant who's name I've also forgotten 😉 😅)
