I have recently bought a house in the Livello project which is close to the Honda Big Wing showroom just off on the ring road.

The developer of the project has been a contractor building houses in Singapore so has has exposure to Singaporean building standards. When you go there you can tell more thought has gone into the project than your regularly find in your average Thai housing estate. The main sales guy and co-owner, Pornchai, has lived in Australian for over 10 years and speaks fluent English. Livello is highlighting a system of living standards to the house purchasers along the lines of no dogs allowed off a lead and refraining from the kind of general Thai behaviour that pisses people off [-X . In general, they are aiming for the type of community that is more the norm in our countries shall we say. They even have a 'code of conduct' that they require house purchasers to sign.

If you are in the market for a house in Udon, I recommend you go there and check it out. I just posted this as I think this project appeals very well to us foreigners.

We also liked the concept at Livello, planning to move in August.
The location , close to the city, is great too....

And just how will they manage the ..... "no dogs allowed off a lead" :-k

Sentry posts 10 metres apart manned with armed security guards 24/7 to shoot all the soi dogs as soon as they appear on the horizon ......... nice idea, but not a hope in hell of working :-$

These butterbox developments are not my cup of tea, I'm sure I would wake up in the wrong house, I guess if 'boes' and 'part-timer' have good looking girls then its not all bad....

I am not sure what exact measures will be taken re dogs but there will be signs up saying no dog pooping etc and anyone's dog who is running around pooping will probably be spoken to. Soi dogs will not make it onto this estate, outside and around it probably but not in it.

We signed a covenant on our Thai moo baan about dogs,noise etc Not worth the paper its written on. Dont belive a word they say .

It is only a small estate with 47 houses and a high perimeter wall and one main entrance so fairly easy to achieve. The main entrance also has key card entry system and 24/7 manned booth. It will not be your average estate where anyone and anything can walk in the main entrance.

Now common Techland .... be fair, I know this is Udon, but if ALL 47 houseowners are willing to pay the required B??? a month (amount varies with moo baan) that they will eventually be asked for, I am sure that there will be a guard on duty every day/night. Mind you, if someone refuses to pay, or upsets the guard, ........ remember he's the guy that watches you leave your house at xx:xx and return at xx:xx every day 8-[

Things are changing in Udon. There are successful people moving to or returning who don't mind paying the body corporate fees to maintain the quality of the project that the live in.
I haven't seen one soi dog in the estate in which I have my house in the three years we have owned it and the security and gardeners still turn up every day.

I haven't seen any comments that could be called jealous, maybe it is just you poor view of posters here on Udonmap, who over the years have seen these type of developments start out good but go down hill after a few years. Please get back to us in 3 or 4 years and let everyone know how the development is doing then.

Talking I assume of high end developments, how has the Cellini Estate turned out, experiences from residents there may give some indication as to the out come of the Livello project, from what I remember some 4 years back Cellini houses were starting at 10,000,000, I was thinking then, a most unlikely area for an up market development and very expensive, however 10,000,000bht to some people is pin money. The other problem is that one may pay for the house but owning it is a different matter.

so any comments from those on developed estates that are at least five years old?? How many still have the original developer running the security, trash pickup, and commons maintenance?? My observations over here is developers bailing after XXXX years and turning it over to a "home owner's association". Then, its purely on the willingness of the homeowners to pay commons fees to continue the security and maintenance... For some places, it might work out just fine.. For others, it falls apart and any standards that were there originally go away...

I think I'm much happier being on 3 rai of land with no nearby houses.. The Soi dogs do their walk by bin tipping tours daily but don't bother me as our place is nicely fenced.. They don't live near our place so their barking is only in the distance at night. I pay my 20 baht to the Moo Ban for near daily trash pickup, and have had no crime issues (knock on wood!!)... The nearest other house is 75 meters away from us so neighbor noise is practically nil...

Grievous , you cant compare any housing site in Udon with the one your living in. Yours is one of a few which is run correctly. Like the other posters say wait for 3 to 4 yrs see whats it like then. Big IF is can they can sell all the houses ? At that price with no land . [-o<

If I wanted peace and quiet in an estate with 300 square metres of land I would never find it, you will hear your neighbors fart living at such close quarters, for that I settled with 16 rai and I feel even that is not big enough.
