Sorry for the late reply.

It is a tad under 25sm. I guess the word "spacious" is relative. Personally, I'd say most condos in Thailand are like living in show boxes... but you can't beat the location. I know there are a few farang living in the building with wives and children... I have no idea how they deal with that :) Fees per month are 450 THB plus water. Of course you pay PEA directly.

The last rentee was paying 4.500 THB/month and the water and PEA she paid directly (office/PEA). Not much in the way of maintenance so about a 8-10% net return I suppose... I just let the wife deal with it as her little project and extra cash ;) There are a couple of maids that will clean and help show the place to renters. They can pay via ATM into your account directly and just send something to the maid from time to time.... at least I think that is how the wife is handling it. We are keeping another unit in the building as a place to stay as we are back and forth fairly often to take the in-laws to Srinakarind Hospital.

Parking is under and around the building, no reserved parking. Since most of the people living in there are young Thai folks working nearby, it is mostly motorcycles for them. So far, we've never had to find parking outside of the buildings assigned parking area. Of course finding covered parking between 5pm and 8ish is difficult, with people returning from work, other than that you can often find an under building parking stall. Just about everything I'm interested in is within walking distance, there is Grab and taxis available of course... much cheaper than what I've seen in Udon (60THB back and forth to the hospital, about 4-5kms). Of course there is a guard on site to help with the parking... ie shifting cars out of the way if necessary :) Access to the lifts/stairs is card based. Mini-mart, laundry machines, "supposedly" RO water machine, etc on ground floor of building. Naturally 7-11 down the street and bars, pubs (quality beers and Guinness available!) , massage, restaurants, shopping to your hearts content. I think with Grab service so easy, if I were a single bloke again, I'd probably not even bother with a car... Grab is so darn convenient, hit a button and in a couple minutes you have quiet, comfortable, no haggling about meter usage/rip-offs, transport.

Don't hold me to this, but if I recall, the wifi is 150 THB/month. Cable TV is free of course, but not much in the way of English channels. I guess you could stick a satellite dish up as some people have done, or use internet TV, the wifi seems fast enough though I've never tried anything more b/w hungry that youtube. Manager said fiber can be installed, but I have no idea if anybody is actually doing that or what it might cost.

We sealed/windowed up the deck for insulation (entertainment area/heat), and the deck now serves as a kitchette area for dish washing sink, elect/light cooking table. We moved the external A/C unit to the outside wall to facilitate that. Typically there is a lot of wind blowing through the unit if you keep the door(s) and window cracked open a bit, so usually don't need too much A/C as it is a higher floor unit and the front door faces the open courtyard (ie not blocked by other units).
