The major problem that seems to be with alot of those "villages" is that they age really really bad..

The major problem I found when initially looking was that Management companies were next to useless and even the most expensive places looked after a few years run down and badly maintained cleanliness wise . Cannot comment on the competence of the builders or what they built, but most are still standing but many look badly maintained exterior wise.
Came top the conclusion that either building from scratch or buy a property outside of a structured village complex would give me a better outcome.

Many of these villages ..or more accurately housing estates do tend to age badly as previously posted ...the Romyen n Ban San Saran are reasonable examples of this with some streets within the estate less ambient than others... one exception is Le Celini which i believe is still as good as the day it was built n completed.
The problem.seems to be when the developer complets the site and hands over the maintenance the the amphure authourities fir refuse collection . Street ckeaning and lighting also security ..its at this point things can go pear shaped as a friend now sadly passed away was mortified when the house opposite started a tyre reclamation business ..not good in a residential zone.
Another exception is Klang Muang 3 village close to Big C Nadee whose residents had a meeting n formed a residents committee rather than handing over to the local tesaban ..thus keeping all maintenace in house with each house paying a fee .. a mate lives in there n it works great as everyone is on board ..n there lys the problem every house must pay or problems can and usually do follow.

Im.with KP .on this. a place just out of town on a single plot would be my way .. as places in some villages are so tightly packed in you can hear the neigbours farting or humping ..neither appeali g when im having morning coffee or in my prayer room.

Only my opinion ..i may be wrong

See the Supalai name in Pippoz' photos. That's a good brand with several completed projects in Udon. Also in many other Thai provinces.

Using higher quality paints help keep a newer look, that's on the developer. Some projects do, some dont. Le Cellini is now 13 years old, indeed holding up well.

Still, some surfaces need treatment eg re-stain exterior wood doors and balcony railings that take a beating from the sun. One owner is letting his perimeter black painted metal fence rust away, hurting his curb appeal.

Perpetual care is up to each owner, and the HOA (Home Owners Association).
