Rubber tree farm

Can anyone help me, My wife has a farm with rubber trees. She is looking to sell and has been offered 50000.00 per Rai. I told her that is the going rate for land to build a house on not land with mature rubber trees, can anyone clarify the going rate for 1 rai with mature rubber trees, the farm is about on the edge of a village and 20km from the nearest large town.

Put a sign up, by the entrance to the village, to advertise it. Then take the best offer.

A cursory look at Thai website offering land with rubber trees shows a pretty good spread between 40,000 and 100,000 Baht per rai. Lots of variables and I'm sure the prices go below and above that range depending on location, quality of trees, roads, and tree maturity.

Privvy to.the sale of 20 rai of good quality producing trees ( 15 yrs old )
Not in udon province but 100k.per rai is pretty much the norm. At the moment .
Selling prices currently
Sold as raw cups 22 bt kg
Formed dried sheets 37 bt
Formed dried n smoked sheets 39 bt
In the past its been over 100 bt /kg ..but seen it as low as late 20s
