I'd say you were just plain lucky that none of the dwelling was affected. I've seen blows like this take out one house and leave the one right next to it unscathed. The electrician is at work as I write this. Will post photos soonest. Simple job. 4000 for his fee and about 8500 for materials, I think. I'll check re the inspection.
